Complete renovation and fit-out design for properties that deserve a new identity.
Renovation is one of the most personal decisions you make about a property. The space you have lived in, or invested in, needs to change. Perhaps the layout no longer works. Perhaps the finishes belong to another decade. Perhaps you have bought a property with good bones but someone else's taste. We design, permit, procure, and deliver the complete transformation, from strip-out to handover.
We take on full renovation projects across all residential typologies, villas, townhouses, penthouses, and apartments across Dubai's established communities. Projects range from complete gut-refurbishments involving structural changes and new MEP installations, to high-specification cosmetic renovations where layout is retained but everything visible is replaced. Every project is assessed individually; we only proceed when we are confident we can deliver the outcome you need.
Renovation in Dubai requires permits, and the complexity depends on the scope. We identify the required approvals at the outset: fit-out permits, modification permits, master developer NOCs, and Dubai Civil Defence approvals where applicable. Because we handle this in-house as your Architect of Record, the permitting process runs in parallel with the design and procurement stages, minimising total project duration.
The renovation scope includes design (full interior design documentation), permitting (all required approvals managed in-house), procurement (FF&E sourcing and custom furniture), and delivery (contractor management and site supervision through to completion certificate). We run the entire process so that you have one accountable point of contact from the day we start to the day you receive your keys.
A gut refurbishment strips the property back to its structure and rebuilds it, often with layout changes and new MEP installations. A cosmetic renovation keeps the layout and services but replaces everything you see: flooring, joinery, lighting, sanitaryware and finishes. The difference matters for permitting, programme and budget. Anything that affects walls, services, layout or external appearance needs a modification permit, so we confirm the right route for your scope at the very start.
It follows a clear sequence. We assess the property and its existing drawings, then design the new scheme. In parallel, our Architect of Record team secures the master developer NOC and the required permit. We procure FF&E and appoint the contractor through a structured tender, then manage the strip-out and rebuild on site. The project closes with snagging, handover and the Modification Completion Certificate.
Three things are worth knowing before you commit: whether the existing drawings match what was actually built, whether earlier alterations were properly permitted, and what the master developer guidelines allow you to change. Each one affects what is realistically achievable and how smoothly approvals will run. If you are weighing up a property, talk to us early. A short review at that stage can save a costly surprise after purchase.
Full process. We design the renovation, secure the modification permit, procure FF&E, manage the contractor through strip-out and rebuild, and supervise the site through to handover. The client deals with one team from the day they decide to renovate to the day they move back in.
Yes. Many of our clients buy properties with good bones but interiors that belong to a previous decade or someone else's taste. We assess what is worth keeping, redesign what is not, secure the necessary permits, and deliver a complete transformation.
Almost always. Anything affecting walls, services, layout, or external appearance requires a modification permit from the relevant authority. Our AOR team handles that submission as part of the renovation scope, so the client never deals with the authority directly.
We don't pretend it isn't. A full villa renovation typically takes six to twelve months on site, depending on scope. We manage the programme tightly and communicate weekly, so the client always knows where the project is and what comes next.
Yes. We renovate villas, townhouses, penthouses and apartments across Dubai's established communities. Apartment and penthouse projects follow the same process, with the building's own rules and the relevant authority approvals built into the plan from the start.
We work with the master developers behind Dubai's established communities, including Nakheel (Palm Jumeirah, Jumeirah Islands, Jumeirah Park), Emaar (Emirates Hills, Arabian Ranches, Dubai Hills, The Meadows, The Springs) and Meydan (District One), as well as apartments and penthouses in Downtown Dubai and Business Bay.
